Rental Qualifications and Pet Policy 🏠🐾
Attention Potential Tenants: Due to high demand for rental properties, an approved applicant must have a signed lease by ALL parties and have paid the Security Deposit & 1st Month’s rent to hold a property. Please do not apply and submit your NON-REFUNDABLE FEE of $65.00 if you don’t meet the minimum qualifications.
🏠 Leasing Qualifications
| Requirement | Description |
|---|---|
| Monthly GROSS income | Must be 3x’s the monthly rent. |
| All income documentation | Must be provided through pay stubs, bank statements, or SSI letters. |
| Minimum credit score | Minimum of 600 is required. |
| Employment history | Minimum of 1 year required. |
| Bankruptcies, judgments, evictions | None within the past 7 years. |
| Rental history | Good rental history preferred. Explanation needed for any eviction history. |
| Utilities | Applicant must be able to have utilities on in their name. |
📝 Rental Application ID & Screening Requirements
Effective July 1, 2025
Required ID for All Applicants:
- U.S. driver’s license or state ID
- U.S. passport
- Foreign passport*
- Military ID
- Permanent Resident Card (Green Card)
*If you provide a foreign passport, you must also submit:
- A valid visa
- Other U.S. government proof of lawful presence (e.g., I-94 record, Employment Authorization Document, USCIS approval notice)
Additional Screening Requirements:
- Social Security Number (SSN) or Individual Taxpayer Identification Number (ITIN)
- Proof of income
- Rental history
- Consent to background and credit checks
🐾 Rental Criteria for Pets
All applicants must complete the pet screening process at linrealestate.petscreening.com, even if there are no animals in the home. Any animals in the home must be listed, and the pet screening service will determine the applicable monthly fees and deposit amounts.
PetScreening gives Property Managers and Landlords the ability to screen renters’ pets and validate the status of assistance animals.
